Experts recommend that you walk through your home with a notebook, taking one room at a time and noting every spot, chip, area that needs cleaning , de-cluttering, repainting, sanding, and so on. Complete the tasks on your list one at a time and you may find yourself less overwhelmed by what needs done. If you're unsure as to how something looks (or smells) have a neighbor come in and look at the home as if they were a potential buyer. Don't take their suggestions personally, but do take them seriously.
